General Reminders

Especially as we enter the summer, please be mindful of the speed limits. We’ve received a number of complaints, and have observed some vehicles driving far too fast for a neighborhood like ours.

The construction entrance is NOT for residential use.

RVs, campers, boats, etc. should not be in your driveway for more than 72 hours.

Road Maintenance

Pothole filling was completed over spring break week, however, we are exploring options for significant road maintenance primarily in the Phase 1 and Phase 2 parts of the development. P&N has recently completed an evaluation of the roads, and the board will be reviewing their report and recommendations. Meantime the board has requested updated quotes (previously obtained in 2024) for repair and replacement.

Sprinklers & Irrigation Reminder

Remember that no automatic sprinkler may be operated between the hours of 5:00am and 9:00pm. Please adjust or schedule your irrigation systems accordingly so that they operate only between 9pm and 5am. This has always been a part of the bylaws, and helps reduce demand on the water system during peak residential use.

NOTE: while every effort is made to ensure the common area irrigation follows a similar schedule, the common areas are (including the North tot lot and the entrance drive) source directly from the retention pond and do not draw from the community wells. Due to the size of these systems, they may be finishing their cycles during the early morning hours.

Wastewater Treatment Plant Updates

North Kent has taken full responsibility for the lift station as of March 25. Eastbrook Homes has begun the process of obtaining bids for the decommissioning of the old facility. They will eventually be removing the equipment, and burying or removing the tanks. The building will be left in its as-is condition.
